Ian F. Braun, P.E., L.S.I.T.
Ian Braun has spent his entire life in land development, literally. Raised in southeast Alaska, he began working for his father's land surveying company, Rick G. Braun, L.S., at the age of twelve, learning the trade from the ground up. In a fitting turn, his father now works for him as a principal of Mogollon Engineering & Surveying.
Ian came to Flagstaff to attend Northern Arizona University, earning his B.S. in Civil Engineering in 2013 and joining Civil Design & Engineering, Inc. (CD&E) as a land surveyor performing boundary surveys, topographic surveys, and construction staking across northern Arizona. In 2014 he transitioned to civil engineering, designing his first residential development — Johnson Ranch Subdivision — and in the years since has designed hundreds of projects throughout the region, including many of Flagstaff's most notable residential and commercial developments.
Today, Ian brings 18 years of industry experience and 13 years of Northern Arizona land development experience to every project. As owner of CD&E, Mogollon Engineering & Surveying, and CD&E2, he leads a team that puts engineering, surveying, and architecture under one roof, giving CSMB's landowner partners a level of in-house capability, accountability, and follow-through that few development partners can match.
Ian lives in Flagstaff with his wife and daughter. Having built his career in the same community he's helping shape, he approaches every partnership the same way: do right by the land, do right by the landowner, and stand behind the work. Outside the office he is an avid martial artist who spends his free time with his family, riding his motorcycle, and playing blues guitar.

Cole Shinaman
Cole Shinaman's career in land development began in the field, not behind a desk. He came to Flagstaff in 2002, earned his B.S. in Construction Management from Northern Arizona University while working on job sites. Cole spent five years with Pine Canyon and its in-house builder, Pine Canyon Master Builders, where construction and property development were managed from the ground up in one of Northern Arizona’s premier residential communities. Turning entitled land into finished lots, infrastructure, and homes was never just an exercise on paper, it was hands-on, daily work shaped by real budgets, demanding schedules, and Northern Arizona’s challenging construction seasons.
In 2013, Cole moved to the design side, joining Civil Design & Engineering, Inc. (CD&E) the same year Ian did, and has led project and program management there ever since. He coordinates multidisciplinary teams across surveying, architecture, civil engineering, and building systems engineering, then carries projects through construction administration and execution. He has built his career on the belief that land development starts with people: building trust, aligning interests, and solving problems with practical experience.
Today Cole brings 20 years of Northern Arizona land development experience to CSMB as Vice President and Chief Operating Officer, and is an owner of CD&E, Mogollon Engineering & Surveying, and CD&E2. He holds Project Management Professional (PMP) certification and Lean Six Sigma credentials, and what really matters to our clients, he keep the project moving within budget and on schedule
Cole lives in Flagstaff with his wife and their three children, and regularly passes projects he has helped develop on the way to school or the trailhead, a reminder that development decisions outlast the project schedule. Outside the office, he enjoys camping, snowboarding, hiking, and traveling with his family.

THE NAME
What does CSMB mean?
CSMB stands for Cleo Shinaman and Melanie Braun — our daughters, born on the same day in 2022.
Putting their names on the company was not a branding exercise. It is a standard. Every project we take on becomes part of the community Cleo and Melanie will grow up in, and that is exactly how we develop it — responsibly, with the long run in mind, and to a quality we would be proud to explain to them someday. If a decision would not hold up to that test, we do not make it.
